Residential condominium market shines in October



Residential condominium market shines in October
(November 4, 2011 – Hamilton, Ontario) The real estate market in the Greater Hamilton, Burlington and outlying areas* continued to show increases in listings, sales and average sale price when compared to the same month last year, according to Multiple Listing Service® (MLS®) statistics released today by the REALTORS® Association of Hamilton-Burlington (RAHB).

The residential condominium market saw the largest gain with an 11.8 per cent increase in the number of sales when compared to October of last year. The same market also saw a 5.9 per cent increase in average sale price over the same month last year. The 199 condominium sales were better than the ten-year average of 194 sales for the month.

In the residential freehold market, sales were up less than one per cent over the same month last year and average sale price was up 5.1 per cent.

Listings were up over both last year and the 10-year average in all sectors.

“October was certainly a good month for condominium sales,” said RAHB President Ann Forbes Arndt. “It was the sector where we saw significantly higher sales over last year at the same time. Freehold sales were pretty much on par with sales last year at this time, but fell short of the average for this time of year.”

Year to date, listings of residential properties are down 3.4 per cent while sales are down 0.4 per cent for the same ten-month period last year. Average sale price, however, is four per cent higher year to date than last year at the same time. Total dollar volume of $3.195B in residential sales is 3.6 per cent higher than last year for the same period.

The numbers for the month of October:



“Every community in our marketing area has their own localized residential market with larger swings than we see in the overall numbers,” said Arndt. Waterdown, Flamborough, Glanbook and Hamilton Mountain all saw significant increases in numbers of sales, while Caledonia and Hamilton West showed the largest drops in sales compared to October of last year.

Dundas and Caledonia saw the greatest decrease in average sale price compared to last year while Grimsby, Flamborough and Waterdown had the greatest increases in average sale price.

“These results should not be taken as trends; they are merely snapshots of the market at a particular time,” added Arndt.

June a good month for property sales; second quarter has increased average sale price

(July 6, 2011 – Hamilton, Ontario) The June, 2011 real estate market in the Greater Hamilton, Burlington and their outlying areas* experienced an increase in listings, sales and average sale price compared to June of last year, according to Multiple Listing Service® (MLS®) statistics released today by the REALTORS® Association of Hamilton-Burlington (RAHB).

It was the freehold residential market that saw the larger gains over the same month last year, with a 5.4 per cent increase in sales and a 7.2 per cent increase in average sale price.

Second quarter results in the residential market show a 3.9 per cent decrease in sales from the same quarter last year, but a 4.6 per cent increase in average sale price.

“This year’s second quarter was decent but couldn’t quite measure up to the results we saw in the second quarter last year,” said RAHB President Ann Forbes Arndt. “If you remember, last year had a strong second quarter as buyers were trying to purchase ahead of the implementation of the HST. The number of sales we saw in the second quarter of this year was only 2.6 per cent lower than the ten-year average.”

Overall year to date, residential sales are six per cent lower than in the same period last year.

Residential Condominium Market sees highest gains in May

(June 3, 2011 – Hamilton, Ontario) The May real estate market in the Greater Hamilton, Burlington and their outlying areas* experienced an increased number of listings for the month of May and a small decrease in the number of sales overall, according to Multiple Listing Service® (MLS®) statistics released today by the REALTORS® Association of Hamilton-Burlington (RAHB).

The average sale price of all properties rose again in May when compared to last year. The largest gain in average sale price was in the residential condominium market.

“The condominium market in our area is where we saw the most growth in May,” said RAHB President Ann Forbes Arndt. “The average sale price is up almost 11 per cent over May of last year and sales were higher than the 10-year average for the month.”

Residential sales saw a slight decrease in the number of sales compared to May of last year, while the average sale price rose 3.8 per cent. Year to date residential unit sales were 8.4 per cent lower year than last year.


“Every community in our jurisdiction has their own localized market with larger swings than we see in the overall numbers,” said Arndt. “Hamilton Mountain saw a 20 per cent increase in numbers of sales, while Dundas showed a decrease of 32.4 per cent. Dunnville is a smaller community but has seen big increases in sales over the same month last year, percentage-wise.”

Burlington had the largest increase in average sale price at 8.8 percent; other areas with significant increases in average sale prices in May were Hamilton Centre and Ancaster. Dunnville and Grimsby were the only communities with significant decreases in average sale price.

(May 4, 2011 – Hamilton, Ontario) The April real estate market in the Greater Hamilton, Burlington and their outlying areas* experienced below-average numbers of listings and sales for the month, but an increase in average sale price in most areas, according to Multiple Listing Service® (MLS®) statistics released today by the REALTORS® Association of Hamilton-Burlington (RAHB).

The biggest gain in average sale price was in the residential freehold market, which saw an overall 5.9% gain when compared to the same month last year.

Residential unit sales year to date are 10.4 per cent lower than last year.

“I said in my forecast in January that the spring market would be late in arriving this year, and that certainly seems to be the case,” said RAHB President Ann Forbes Arndt.


“We saw some big swings in market activity in different areas of our jurisdiction,” added Arndt. Dundas and Dunnville saw the largest gains in average sale price in April, while Grimsby and Burlington were the only two major centres which saw a decline in average price. Six communities saw 20-30 per cent drops in sales activity while one centre saw a triple-digit increase and other areas had nearly 10 per cent increases.

(April 5, 2011 – Hamilton, Ontario) The REALTORS® Association of Hamilton-Burlington (RAHB) reported a total of 1128 units sold in the association’s jurisdiction* in the month of March, according to Multiple Listing Service® (MLS®) statistics released today. This represents a 12.1 per cent decrease in sales from the same month last year.

Total unit sales for the first three months of the year are reported at 9.5 per cent lower than the same period last year, while new unit listings are at almost the same level as the first quarter of 2010. While sales activity is down for the first three months of 2011, the average sale price increased by 3.5 per cent.

“I know I’m beginning to sound like a broken record, but comparing this year’s listings and sales to last year’s is comparing a normal market to an unusually active market,” said Ann Forbes Arndt, RAHB President. “When we look at how the market has performed over the last 10 years, this March performed at just about average.”

The number of residential properties sold during March totalled 1092, and included 869 freehold properties and 223 condominiums. Commercial sales for March, including industrial, farm, vacant land and business, totalled 36 units.

The average sale price of freehold residential properties in the association’s jurisdiction in the month of March was $335,117, an increase of 4.2 per cent over March, 2010. The average sale price reflects the dollar volume of freehold residential sales divided by the number of total freehold residential units sold.

In the condominium market, the average unit price was $220,179, which is virtually flat to March of last year.

“The spring market is proving to be what we would call a normal, more balanced market,” added Arndt. “In this kind of market, we still see a good number of properties coming on the market and a good number of sales going through. There is time for buyers to shop and compare before they buy.”

(March 3, 2011 – Hamilton, Ontario) The REALTORS® Association of Hamilton-Burlington (RAHB) reported a total of 926 units sold in the association’s jurisdiction* in the month of February, according to Multiple Listing Service® (MLS®) statistics released today. This represents an 8.7 per cent decrease in sales from the same month last year. “While the numbers show that our sales and listings are down from last year, you have remember that February of 2010 was the beginning of the recovery from the uncertain market in the early part of 2009,” said Ann Forbes Arndt, RAHB President. “While February sales weren’t stellar, they are certainly within the range of normal based on February sales over the last ten years.” The number of residential properties sold during February totalled 897, and included 702 freehold properties and 195 condominiums. Commercial sales for February, including industrial, farm, vacant land and business, totalled 29 units.

The average sale price of freehold residential properties in the association’s jurisdiction in the month of February was $333,936, an increase of 3.7 per cent over February, 2010. The average sale price reflects the dollar volume of freehold residential sales divided by the number of total freehold residential units sold. In the condominium market, the average unit price was $232,289 a decrease of 3.4 per cent from the same month last year.

(February 4, 2011 – Hamilton, Ontario) The REALTORS® Association of Hamilton-Burlington (RAHB) reported a total of 613 units sold in the association’s jurisdiction* in the month of January, according to Multiple Listing Service® (MLS®) statistics released today. This represents a seven per cent decrease in sales from the same month last year. “January is typically a slow month for sales, but this past January was slower than normal” said Ann Forbes Arndt, RAHB President.

The number of residential properties sold during January totaled 585, and included 458 freehold properties and 127 condominiums. Commercial sales for January, including industrial, farm, vacant land and business, totaled 28 units. The average sale price of freehold residential properties in the association’s jurisdiction in the month of January was $217,014, an increase of 9.4 per cent over January, 2010. The average sale price reflects the dollar volume of freehold residential sales divided by the number of total freehold residential units sold. In the condominium market, the average unit price was $229,383, a decrease of 2.2 per cent from the same month last year.

“I said earlier this year that the real estate market should stabilize through 2011 and perform much as it did in 2010. That said, the real estate market is still dependent on other economic factors, so we are cautious in our optimism that we are headed toward a stable, balanced market,” added Arndt. Figures quoted are for sales and average sale prices of units located in the jurisdiction* of the REALTORS® Association of Hamilton-Burlington and processed through RAHB’s Multiple Listing Service® (MLS®). Unit sales reflect “all property types” including residential, condominium, commercial property, farm, vacant land and business, unless otherwise specified.

(December 6, 2010 – Hamilton, Ontario) The Greater Hamilton-Burlington area resale market reported a total of 1011 units sold in November, a decrease of 6 per cent from the same month last year and a decrease of 2.9 per cent from October of this year, according to Multiple Listing Service® (MLS®) statistics released by the REALTORS® Association of Hamilton-Burlington (RAHB). Total unit sales year-to-date in 2010 are being reported at 2.7 per cent higher than the same period last year, while new units listed are 13.3 per cent higher year-to-date.

“Sales in November were lower than both last month and last year at this time,” said Joe Ferrante, RAHB President, “but are still above average for the month when you look at the last ten years. Overall, to date, our sales are still higher this year than last, and last year had some spectacular months for sales.”

Residential properties sold during November totalled 953 which included 763 freehold properties and 190 condominiums. Commercial sales for November, including industrial, farm, vacant land and business, totalled 58 units.

The average price of freehold residential properties sold in the month of November was $331,865, a decrease of less than 1 per cent compared to November last year. The average sale price reflects the dollar volume of residential sales divided by the number of total residential units sold.

In the condominium market, the average price of condominiums in November was $224,666, a decrease of 2 per cent from November 2009.

The total number of units listed for sale during November was 1694, which is a 38.7 per cent increase over the number listed in the same period in 2009.

“Our listing numbers are not record-breaking but they are high, especially for this time of year,” added Ferrante, “There are lots of properties on the market right now; if anyone had any thoughts about purchasing a home, now would be an excellent time to do it.”

(November 3, 2010 – Hamilton, Ontario) The Greater Hamilton-Burlington area resale market reported a total of 1044 units sold in October, a decrease of 12 per cent from the same month last year and comparable to September of this year, according to Multiple Listing Service® (MLS®) statistics released by the REALTORS® Association of Hamilton-Burlington (RAHB). Total unit sales year-to-date in 2010 are being reported at 3.6 per cent higher than the same period last year, while new units listed are 12.7 per cent higher year-to-date. “October has proven to be a disappointing month in terms of sales,” said Joe Ferrante, RAHB President, “but we continue to see a good number of properties come on the market, meaning we have a great inventory of properties right now.” Residential properties sold during October totalled 992 which included 795 freehold properties and 197 condominiums. Commercial sales for October, including industrial, farm, vacant land and business, totalled 52 units. The average price of freehold residential properties sold in the month of October was $321,549, an increase of 2 per cent over October last year. The average sale price reflects the dollar volume of residential sales divided by the number of total residential units sold. In the condominium market, the average price of condominiums in October was $242,607, an increase of 9.7 per cent over October 2009. The total number of units listed for sale during October was 1713, which is a 19.8 per cent increase over the number listed in the same period in 2009. “A recent Nanos poll suggested that Canadians had little optimism in the real estate market going into the last quarter of the year,” added Ferrante, “While our sales figures bear out that suggestion, there is reason to believe that with the continuing low interest rates, we will still see some action before the year is out.” Unit sales reflect “all property types” including residential, condominiums, commercial property, farmland and sale of businesses.

October 5, 2010 – Hamilton, Ontario) The Greater Hamilton-Burlington area resale market reported a total of 1046 units sold in September, indicating a decrease of 13.5 per cent from the same month last year but an increase of 2.8 per cent over August of this year, according to Multiple Listing Service® (MLS®) statistics released by the REALTORS® Association of Hamilton-Burlington (RAHB). Total unit sales for the first three quarters of 2010 are being reported at 5.4 per cent higher than the same period last year, while new units listed are 13.3 per cent higher year-to-date.

“The number of sales we saw in September is pretty much on par with the levels of sales for Septembers over the last eight years, last year excepted,” said Joe Ferrante, RAHB President, “Our year-to-date sales are still ahead of last year’s, although the gap is closing as the year progresses.”

Residential properties sold during September totalled 1007 which included 813 freehold properties and 194 condominiums. Commercial sales for September, including industrial, farm, vacant land and business, totalled 39 units.

The average price of freehold residential properties sold in the month of September was $336,351, an increase of 3.4 per cent over September last year. The average sale price reflects the dollar volume of residential sales divided by the number of total residential units sold.

In the condominium market, the average price of condominiums in September was $233,596, an increase of 1.7 per cent over September 2009.

The total number of units listed for sale during August was 1935, which is a 17.2 per cent increase over the number listed in the same period in 2009.

“We continue to have a very good inventory of properties on the market” added Ferrante, “which means there is excellent choice for those looking to live and invest in Hamilton.”

(September 7, 2010 – Hamilton, Ontario) The Greater Hamilton-Burlington area resale market reported a total of 1021 units sold in August, indicating a decrease of 9.5 per cent from the same month last year but an increase of almost 2 per cent over July of this year, according to Multiple Listing Service® (MLS®) statistics released by the REALTORS® Association of Hamilton-Burlington (RAHB). Total unit sales for the first eight months of 2010 are being reported at 8.1 per cent higher than the same period last year, while new units listed are 14.4 per cent higher year-to-date.
“Our August sales are being measured against a very strong August market last year,” said Joe Ferrante, RAHB President, “but are still entirely in the realm of normal August numbers. Year-to-date numbers indicate that we can still expect to see higher sales at the end of this year compared to last year.”
Residential properties sold during August totalled 978 which included 783 freehold properties and 195 condominiums. Commercial sales for August, including industrial, farm, vacant land and business, totalled 43 units.
The average price of freehold residential properties sold in the month of August was $318,904, an increase of 1.7 per cent over August last year. The average sale price reflects the dollar volume of residential sales divided by the number of total residential units sold.
In the condominium market, the average price of condominiums in August was $223,154, an increase of 3.4 per cent over August 2009.
The total number of units listed for sale during August was 1591, which is a 13 per cent increase over the number listed in the same period in 2009.
“According to the revised housing forecast issued by the Canadian Real Estate Association (CREA), we are expecting a downward trend through the fall,” added Ferrante, “but we still expect to come out with a decent year, sales-wise.”

Good market strength in first half of 2010

(July 7, 2010 – Hamilton, Ontario) The Hamilton-Burlington area resale market reported a total of 1359 units sold in June, indicating a decrease of 15 per cent from the same month last year, and a decrease of 6 per cent from May of this year. The total unit sales for the first six months of 2010 are being reported at 18.7 per cent higher than the same period last year, while new units listed are 20.7 per cent higher than last year at this time, according to Multiple Listing Service® (MLS®) statistics released by the REALTORS® Association of Hamilton-Burlington (RAHB).
“June’s sales are down from last year’s record-breaking month,” said Joe Ferrante, RAHB President, “but the strong numbers in the early months of the year still brings our year-to-date sales ahead of last year at this time.”
Residential properties sold during June totalled 1,305 which included 1,036 freehold properties and 269 condominiums. Commercial sales for June, including industrial, farm, vacant land and business, totalled 54 units.
The average price of freehold residential properties sold in the month of June was $331,056, an increase of 5 per cent over June last year. The average sale price reflects the dollar volume of residential sales divided by the number of total residential units sold.
In the condominium market the average price of condominiums in June was $249,227, an increase of 13.5 per cent over June 2009.
The total number of units listed for sale during June was 2072, which is 22 per cent more than were listed in the same period in 2009.
“With a good inventory of properties available,” added Ferrante. “Hamilton, Burlington and our outlying areas remain a great place to buy real estate.”

(June 4, 2010 – Hamilton, Ontario) The Greater Hamilton-Burlington area resale market reported a total of 1451 units sold in May, an increase of 8.8 per cent over May of last year, according to the Multiple Listing Service® (MLS®) statistics released by the REALTORS® Association of Hamilton-Burlington (RAHB).

When compared to April of this year, May’s total unit sales were down 5.5 per cent.

“The market is beginning to settle a bit,” said RAHB President Joe Ferrante. "We saw big highs in both the numbers of listings and sales in March and April, and now we are seeing how things will probably be continuing for the next few months.”

Residential properties sold during May totalled 1406, which included 1114 freehold properties and 292 condominiums. Commercial sales for May, including industrial, farm, vacant land and business, totalled 45 units.

The average price of freehold residential properties sold in the month of May was $339,484, an increase of 8.5 per cent over the same month last year and an increase of just under one per cent over last month.

In the condominium market, the average price of condominiums in May was $224,707, a decrease of three per cent compared to May, 2009 and a decrease of slightly more than two per cent from last month. The average sale price reflects the dollar volume of residential sales divided by the number of total residential units sold.

May’s total average residential sale price increased six per cent over the same month in 2009.

The total number of units listed for sale during May was 2370, which is almost 33 per cent higher than were listed in the same month in 2009.

“This is still a strong market by any measure,” added Ferrante, “and is performing pretty much as we expected.”

New Record Set for Number of Listings

April 6, 2010 – Hamilton, Ontario) The Greater Hamilton-Burlington area resale market reported a total of 1436 units sold in March, an increase of 38.2 per cent over March of last year, according to the Multiple Listing Services® (MLS®) statistics released by the REALTORS® Association of Hamilton-Burlington (RAHB).
When compared to February of this year, total unit sales were 29.4 per cent higher in March, 2010.
“March was just an amazing month for numbers of listings and sales,” said RAHB President Joe Ferrante. “We set a new record for the number of listings taken in a month, ever.”
Residential properties sold during March totalled 1365 which included 1102 freehold properties and 263 condominiums. Commercial sales for March, including industrial, farm, vacant land and business, totalled 71 units.
The average price of freehold residential properties sold in the month of March was $335,633, an increase of 20.7 per cent over the same month last year and an increase of just over one per cent over last month.
In the condominium market, the average price of condominiums in March was $220,092, an increase of six per cent over March, 2009 but a decrease of just under nine per cent from last month. The average sale price reflects the dollar volume of residential sales divided by the number of total residential units sold.
March’s total average residential sales price increased 19.2 per cent over the same month in 2009.
The total number of units listed for sale during March was 2270, which is 28.5 per cent higher than were listed in the same month in 2009.
Total unit sales for the first three months of 2010 are reported at 45.7% higher than the same period in 2009. New units listed are 21.5 per cent higher when compared to the first quarter of last year.
“We expect continued strength in the spring market,” added Ferrante, “although the recent slight rise in some mortgage rates may have an impact on sales.”

Fence Me In: Ideas for Defining Your Outdoor Space

Good fences make good neighbours – and the right fence can really make your yard. These steps can help you find a style that works for your space.

Step 1: Determine your needs
First, figure out the purpose of your fence. Do you want it to provide privacy? Beautify your yard? Keep kids or pets in? Comply with pool safety standards? Define your property lines? Add to the value of your home? Determining your needs can help you choose the right fence for you.

Step 2: Choose your style
- Private. A solid-board fence blocks an unattractive view completely, but it also cuts out light and breezes and can make you feel boxed in.
- Semi-private. This style, which can have subtle spacing, louvers or lattice to let in light, is friendly, comfortable, and makes your yard feel bigger.
- Open. Great if you want to enclose your property but don’t want to block it off visually.

Step 3: Select your material
Your options are limited only by your imagination and, of course, your budget.

Chain-link. Definitely the most cost-effective choice, but not necessarily the most aesthetically pleasing. It’s good for defining boundaries, keeping kids and pets in, and maintaining a sense of openness. If you’ve got a big yard and a small budget, this is the way to go.

Wood. Styles range from split rail and picket fences to board-on-board styles that look great on both sides and offer privacy, yet let in air and light. The downside to wood? It needs regular maintenance to look good over time.

PVC/vinyl. Vinyl fencing looks just like painted wood, but you’ll never need to paint it – all you have to do is clean it once a year.

Iron, aluminum or steel. Use it if you want an open, formal look. Aluminum, which looks like wrought iron but is less expensive, is the most budget-friendly choice. If cost isn’t an issue, custom ironwork is an excellent way to incorporate a fence or gate that’s completely unique.

Natural “fencing.” Hedges and shrubs reduce noise and dust better than a fence, are less expensive, and look lush and beautiful. You’ll just have to be patient while your “fence” grows in.

A great-looking fence adds tremendous value to your home – whether it’s resale value or your own enjoyment of it over the years. Think carefully about your needs and your personal style, then go ahead and build a fence you’ll love.

Be nice to your neighbours.
Talk to them before you do anything. Choose a design that looks good from both sides, and make sure you know exactly where your property lines are.

Think outside the box.
You may not need to surround your whole yard to get the privacy you want. Consider using a fence to screen in a sitting area or create an outdoor room.

Tips for Moving

Moving can be an exciting and overwhelming experience. There is a lot to remember when planning your move, but with some organization your experience can be a lot less stressful.

A Few Weeks Prior to Moving

  1. Arrange your moving day well in advance – When booking a truck or hiring a moving company, it’s often worth comparing several estimates. Your Royal LePage agent can provide you with some referrals for local and national movers.
  2. Re- direct your essential services to your new home; arrange to have services such as gas, electricity, and cable TV to be connected on the day the sale closes.
  3. At your current home, arrange to have your gas, water, and electricity meters read on the day you leave and have the bills forwarded to your new address. If necessary, water heater and furnace rental agreements should to be transferred to the purchaser.
  4. Update your contact information and provide a forwarding address for schools, work, and services such as banks or insurance companies
  5. Also, don’t forget to make arrangements for pet or baby sitters for the day of the move.

Days Prior to Moving

  1. Gather all important personal, medical and insurance documents and keep them separate from other moving items
  2. Pack valuables and any personal items that you will require in the interim of your house being unpacked.
  3. Make sure to pack and label items by a theme, such as kitchen or bathroom, so you can easily get organized when unpacking

Day of the Move

  1. If you are using a moving company make a list of all items to be moved and compare it to the movers to make sure you agree on contents to be delivered
  2. Check all shelves, closets and cupboards for any items that may have been left behind

After the Move

  1. Apply for a new drivers license, health card or other items that require an up to date address
  2. Register your car at your new address. Your insurance company will have a limited time grace period so make sure you register before the deadline
  3. Check open and closing hours of stores and services in your new neighborhood. This will help you feel settled earlier

Moving can be difficult, but with careful planning your move can go smoothly so that you can start enjoying your new home right away.

Let Spring Cleaning Come Naturally

Did you know that your home can sparkle this spring without using any chemicals? Choose from a wide array of eco friendly cleaners on the market or simply make your own with household ingredients such as vinegar, baking soda, and lemon juice. Here are a few tips to help you become a natural when it comes to spring cleaning:

The Bathroom

Want to bring out a natural shine to your sinks, toilets, and tubs? Create a gentle scouring paste by mixing 4 tbsp baking soda with 1 tbsp water. Generously sprinkle either table salt or baking soda into the sink or tub and use the cut end of half a fresh lemon as a scrubby-pad. Rinse with hot water and your ceramics will be gleaming! Undiluted lemon juice can also be used to dissolve soap scum and hard water deposits.

The Kitchen

Vinegar, a natural antibacterial, has a high acid content which makes it an effective alternative to caustic cleaners for the kitchen. Mix together 1 part water to 1 part vinegar in a new spray bottle and you have a natural solution that will clean stovetops, appliances, countertops (except marble), and floors. For troublesome stains, add a touch of baking soda to the mix.

To help remove finger marks from stainless steel appliances use a microfibre cloth or try a dab of baby oil on a clean cloth. For microwaves, put a few slices of fresh lemon in an uncovered bowl of water and cook on high for about three minutes. Grease and dirt should wipe away easily.

Windows

Let the sunshine in by washing away winter’s grime. Fill a bucket with 25 per cent vinegar and 75 per cent warm water. Put on rubber gloves and soak an old cotton towel in the solution. Rub on windows, and then scrunch up some old newspaper to buff up a shine. If there are any streaks, simply finish off with a dry cloth.

Fabrics and Carpets

Have a stubborn fabric stain? Dab white vinegar onto the stain followed by a mild soap solution such as all natural dishwashing liquid and water. Rinse with a clean damp cloth and blot with a dry towel. Salt can also be used to soak up fresh carpet stains such as red wine, coffee or ink. Simply pour salt on the wet stain, let dry, and then vacuum. Natural ingredients can not only get rid of stains, they’ll help eliminate odours from fabrics too!

(March 5, 2010 – Hamilton, Ontario) The Greater Hamilton-Burlington area resale market reported a total of 1114 units sold in February, an increase of 50 per cent over February of last year, according to the Multiple Listing Services® (MLS®) statistics released by the REALTORS® Association of Hamilton-Burlington (RAHB) The total unit sales, when compared to January of this year, were 50 per cent higher in February, 2010. “It is no surprise that our numbers have all increased from last year at this time,” said Joe Ferrante, RAHB President, “given there was so much uncertainty in the market in early 2009. It’s obvious that both buyers and sellers are showing confidence that the economy is recovering.” Residential properties sold during February totalled 1067 which included 866 freehold properties and 201 condominiums. Commercial sales for February, including industrial, farm, vacant land and business, totalled 47 units. The average price of freehold residential properties sold in the month of February was $331,523, an increase of 18.6 per cent over the same month last year and an increase of 9.4 per cent over last month. In the condominium market, the average price of condominiums in February was $241,987, an increase of 20.7 per cent over February, 2009 and an increase of five per cent over last month. The average sale price reflects the dollar volume of residential sales divided by the number of total residential units sold. February’s total average residential sales price increased 18.2 per cent over the same month in 2009. The total number of units listed for sale during February was 1751, which is 24 per cent higher than were listed in the same month in 2009. “We anticipate that the spring market will be strong,” added Ferrante, “as buyers and sellers look to make their home purchases and sales before the HST kicks in and increases the taxes they will pay on the services attached to the home buying process.”,br> Unit sales reflect “all property types” including residential, condominiums, commercial property, farmland and sales of businesses.

January Sales Return to More Normal Levels

(February 4, 2010 – Hamilton, Ontario) The Greater Hamilton-Burlington area resale market reported a total of 750 units sold in January, indicating an increase of 58 per cent over the same month last year, but a 3 per cent decrease from December 2009. “January sales certainly returned to more normal January levels,” said Joe Ferrante, RAHB President. “The unexpectedly strong market in December of 2009 was a hard act to follow, but the market held reasonably steady for the first month of the year.” Residential properties sold during January totalled 714 which included 574 freehold properties and 140 condominiums. Commercial sales for December, including industrial, farm, vacant land and business, totalled 36 units. The average price of freehold residential properties sold in the month of January was $302,474, an increase of 10 per cent over the same month last year, and 1.25 per cent over last month. In the condominium market the average price of condominiums in January was $230,583, an increase of 10 per cent from January 2009, but a decrease of 4.5 per cent from last month. The average sale price reflects the dollar volume of residential sales divided by the number of total residential units sold. January’s total residential average sales price of $288,397 showed an increase of almost 9 per cent over the same month in 2009, and an increase of almost 1 per cent over December, 2009. “While the January market performed at levels that are more normal, we are looking forward with caution, as there is still a great deal of economic uncertainty surrounding us. ” added Ferrante. Unit sales reflect “all property types” including residential, condominiums, commercial property, farmland and sale of businesses.
